WHY OWNER FINANCING?

Hey everyone,

I am curious to know how do you get a seller to understand the benefits of owner financing/lease purchasing when presenting an offer. I find that I don't have a smooth way to explain how it can benefit their situation and sometimes I just accept it and move on. What is the best way to educate them on creative financing? Thanks in advance.

Keep it simple. 

I'm paying you $X as a down payment

I'm paying you $Y every month for however many years

I'm paying you $Z in total (Principal + Interest)

If they are interested then you can go into further details about interest rates, how a balloon works, etc.
