Was your transaction a regular sale or REO/ Short Sale? I run into two similar cases.

The first case the title company missed the garage bill that was supposed to pay at closing.  The title company reimbursed me right away.

The second case a fixing city code violation bill was added onto my tax bill. The violation happened during REO. The case was an active case when I was closing the escrow. So the title search could not see it. The title company refused to reimburse me. The lawyer from the title company showed me the clauses in the policy that they are not responsible for anything like that. I have to pay the bill even it happened before I own the property. We need to learn the lesson here. Always check with city to see whether there is any active case open when you buy REO/Short Sale.

I had been burned by the tenant brought in by an agent.  You said the key words"I don't really need their help anyway."  Then do not use them.  They are really after the finder's fee only.  They just find some people who is looking to rent, not someone you think they personally know.  They can hind real information from you.  And you can find the tenants yourself anyway with paying fees.

Have a great time.  I do not think I will make it.  People who need go through 17 please leaves early on Friday to get over the mountain.  It took me almost 2 hours to get to the meet up place last time.

Draw up a well defined partnership agreement. My friend lost all her partnership holdings to short sales during the last turn.  The partners just could not come to agreement to sell before the avalanche arrived.

You should ask lowes too. They may have similar program. My flipper's contractor uses his card on all materials.  Image how much you can save when you fix your properties.

Pittsburgh and Antioch areas are coming up. The Bart is extending the route. But there are no jobs locally. A lot of commuters. High rent in Bay Area chased some people out to those areas. 

Do you know you can get great discount at Home Depot? If you are or were a veteran, you can get 10% or 15% discount. I am not exactly sure which number. But for sure is more the 2% the pro account getting.

I just learned today that Oakland over the counter permit is 1000sf and under from a developer.  Please verify it yourself.

I also want to post this unrelated note.  If you have a master degree of any kinds or higher, you can be a broker at no time.  No need to have 3 or 5 or whatever years of a Realtor experiences.  Many people in Bay Area are highly educated.  Go for it if you want to be a broker!

I knew a flipper who turned 2/1 into 3/2 in 3 months.  No structure change.  They just turned a laundry room into a new full bath and a den into a bedroom.  They got the permit over the counter. Bought at $600k, selling $800k.

I was told that it is easy to get a permit if the addition is under certain square footage in San Jose.  Do your research.
