Hi Experts:

I came cross a recorded "Memorandum of Contractor for Sale of Real Property".  But the title never transferred.  Did this mean the buyer just assume the loan and took over the mortgage?

Also what is the "Corporation Grant Deed"?

California real estate attorney please help!!!

East Palo Alto was the best area I got into in bay area during the downturn. We paid $245k for a 3/2, 1000sf SFR. Rent now is $2525 (way below market, market about $3000). The house now well values at $500k. This tenant is one of my best tenants. He is a landscaping business owner. He serves Palo Alto, Menlo Park and other expensive neighboring cities.

When I asked my handyman to go there fixing something,  It took him a while to make up his mind to go.  He said why you bought at East Palo Alto.  He said it is a very dangerous city to go.  After he wnet, he realized how much the area has changed.

I never can get into East Palo Alto after that again.  That window slimmed shut on me.

Get the images of the check front and back and start talking to the banker.  Find one who really knows how to do some detective work.

When my daughter was in college in UCLA, she had to sign yearly lease, not 6 month lease.
