Construction/Rehab in the Bay Area - What are you doing/seeing?

I saw a post by @Andrew Eaton earlier today, and recently was introduced to @Shiloe B. , are you doing any projects up here? Or know anyone who is?

I've been seeing a lot of people taking small houses, such as 2br/1ba, to a 3br/2ba, most commonly, I believe partially because of the inventory there, the price point (both for entry & exit), and the value added by the functionality of the bigger house & extra bathroom.

Some tear-downs and rebuilds in really higher-value areas, but mostly with large lots, and smaller and/or poorer quality structures. Some infill developments now also, since new construction on formerly bare lots is now becoming economically feasible, mostly in areas that are rising above pre-crisis prices.

What is everyone else doing and seeing out there?

I knew a flipper who turned 2/1 into 3/2 in 3 months.  No structure change.  They just turned a laundry room into a new full bath and a den into a bedroom.  They got the permit over the counter. Bought at $600k, selling $800k.

I was told that it is easy to get a permit if the addition is under certain square footage in San Jose.  Do your research.
