Most investors also include "vacancy" in their analysis. I didn't see where you included that expense. Your last paragraph was very important as I learn about buy and holds…don't bet on appreciation.  Take your cash flow to the bank every month.

George Bidault ( previous French prime minister) once said, "a good diplomatic agreement was one with which all parties were equally dissatisfied."

If all other variables are equal, and the numbers work, pay the $180 extra and move forward with this deal.  Are you truly contemplating not pursuing this deal because the seller wants to see you've got some skin in the game opposed to $20? 

What am I missing???

Just an alternative, if you really want to cover your bases. Most "dangerous dog lists" are itemized by breed: rottweiler, pit bull and pit mixes, German Shepard Dog etc… You could request your tenant pay $69 and have an objective DNA classification of what breed he really is.  This DNA test is accurate and can be printed out and added to the renters file.  See this link for what I am talking about:

So maybe instead of marketing pieces that emphasize (with exclamation points !!!) "what is in it for you" you should be sending marketing pieces that cause me to think, "I'm intrigued, and maybe curious enough to give this guy a call."

Hi. I listen to BP podcasts everyday. I'm catching up on all the previous ones that were broadcast before I joined. It seems like 25% of the interviewed REI's use yellow letters and post cards. I would do a search and see what they are using for nomenclature and presentation. Your original one was my favorite. I presume the following three were fascicious as they are horrible.

Again, if I was the market pool, I'd be interested in seeing empathy, a problem solving approach. These distressed properties are a problem for people. What is it they need to solve that problem? And how are you different than the 36 previous postcards they received? 

A recent interview described that his postcard just happened to be on the kitchen table the day the seller was ready to sell. That is how he got the call. 

But how much better would it be if the recipient read your postcard, re-read it 6 times and was inspired that night to discuss it at the dinner table w the spouse?? 

I'm no guru.... I've been a successful business person outside of real estate in a very people oriented profession.. My focus was listening, understanding the problem, and presenting solutions.

In regard to mailers, even without knowing their problem, I'd be focusing on a solution, sometimes money isn't always the answer.

Bait and switch reference was regarding the title of the thread which set the precedent for the insincere perception of the original postcard mailer.

@Jennifer Lee  SO cool ! maybe you can turn her on to this forum, this BP education! I hear a lot and read a lot between the lines in this thread.  Both you and the buyer displayed many characteristics that produced great results. Thank you for sharing.  Truly, it has been an encouragement and inspiration.

No offense, but you asked for feedback:  The mailer appears "disingenuous" to me. If it came in my mailbox, it would be put with the "red plum" flyer, the credit card "pre-approval" mail, the "YOU are preselected for this gift" …all the above I use to start my wood stove fires under the kidding. 

I'd drop some of the exclamation points and get rid of the red font (at least).  Furthermore, the $1000 title to this thread is similar to the 'bait and switch' interpretation I got from the flyer.  People don't like to be tricked or conned.  Honesty, empathy, compassion, truth go along way with me and many other consumers.  

Sorry, not what you wanted to hear I'm sure.

@Tim G.  Great job! The "before" pictures looked like the home had great bones. I foresee a family raising their children there before long.  The "after" pictures brought a modern theme to the property.  You persevered through the contractor nightmares, and you will most likely have a nice payday from your good decisions along the way. 
Please follow up on this thread, and let us know when you close and what your after numbers look like.  Again, NICE job and great thread: very sequential, not superfluous, but detailed account of your work.
