Have you thought about offering some seller credits/buydowns?  This is a strategy we are employing in my area- instead of hacking away at your price, you could offer a 3% seller credit at closing toward closing costs so that a buyer could have their rate or closing costs covered.  Can create a nice win/win for you (less price cuts) and the buyer (better interest rate).  Maybe work with/partner with a lender that can walk through some of these strategies and help you market that?

Hi @Matthew Phillips, fellow George Fox alum here and former Oregonian!  I've been in a similar spot, and with Oregon real estate prices the way they were, coupled with other decisions we were making with how to raise our family, we opted to pick up and leave the state entirely for greener (less expensive) pastures.  That said, plenty of people out there don't pick up and move to pursue their real estate goals.  For a variety of reasons it is what we wanted to do.  

Regarding a "good deal", I think in its most basic or general form you'd find a property that you can buy under market value and invest sweat equity/contract improvements/money to bring value to the home, creating a place that could sell or be refinanced at whatever the local ARV would be and you profit. But that's not the only version of a good deal. As @Andrew Garcia said, a house hack can also be a great deal.   If you can find a duplex, you and your wife can live in one side and rent out the other side, covering a good portion of your mortgage.  That could be a great help in law school!  Or maybe you can find a house that is under value and it would work to make it into a duplex (like a split level house).  A "good deal" is subjective, the best thing you can do is start to understand your market where you want to invest and when a good deal arrives, you'll know it because you understand the market.  

Also, I'd suggest "creating" a good deal for yourself. Find a neighborhood you think you can buy in and then start knocking on doors. Offer to buy their house (as long as you know you have the means to do so). You don't have to only shop on the MLS. And work with a realtor that also has this mindset. (I can help you with that one if you like). Also, knowing Oregon landlord/tenant laws, make sure you know them and keep yourself organized. Please reach out/DM me if you have other questions!

I actually called my local CMG to find out, answer is yes (if you qualify of course).  My local lender said your long term goals are going to be a factor if that specific loan is a good fit for you, if you plan to continue to hold it longer term then you could look at the All In One, if you are going to sell in the nearer future then maybe a Heloc would be a better option.  Hopefully that helps!

I know of a few lenders that can work with the down payment numbers you are looking for.  A couple of them are on here @Miles Juschka and @Trent Gonzalez.  Start the conversations with them and look at what is being offered, you should be able to find it!

Clearly that 3 line tactic is targeting a specific demographic- a house that is a pain point for them, needing money, needing something quick.  I'd go after the target audience you are looking for.  Are you looking for sellers that have nicer houses?  "I love your house!  Would you be interested in having a conversation about me buying it?  Call me...."  I don't know, just throwing an idea out.  Or "What's keeping you from going for your dreams?  Could it be this house?  I'll buy it to help you get going on your next step."  

"Could you use some extra cash?  I'd like to talk to you about buying your house..."  

In person: "I love this deck/garage/trees" while you are standing at their home is a great toe in for a conversation.  More often than not people will start talking about that thing you pointed out, how they built it or that the garage is too big or too small, and you start to discover their pain points on the house.  It's up to you to navigate that conversation skillfully, but it's a great start.  

These are just variations on what I've used cold calling people in real estate.  They've worked on my end, getting listings.  Anyway, just some thoughts for you, maybe one is helpful.

South Dakota here- Rapid City area specifically slated for much growth (fastest growing city in the Midwest!) and huge Air Force Base expansion going on bringing more growth.  Black Hills in general presently at a 1% vacancy and seeing a lot of growth and persistent tourism.  Message me for more info!

I've used 3 click postcards before, they pull all the addresses and send it out, it's pretty convenient.   You never actually have to handle anything.  Or you can order extra and have them shipped to you and go door knocking with a handful.  https://threeclickpostcards.co...
