I have had a bit of success with deals in my home state of WI. While I'm growing my number of deals here, I'm also trying to get into the Florida market. I'm having good traction with finding sellers in Florida, but my issue once again is finding real buyers. I'm open for suggestions.

Mobile home investing is totally new to me. I had a seller reach out to me and ask if I could sell her mobile home. I refuse to bypass on revenue because this is new to me. I see this is a new opportunity and possible new avenue of business. I need help on knowing what questions to ask the seller and lot owner (if needed).

Good day everyone! I'm still learning and have two questions

1. For the Chicago 60628 zip code, should I use the 70% or 75% rule?

2. Extremely basic question, what is the difference between comps and ARV? I have calculated the comps for similar houses within a 1/2 mile radius and it comes to $170K, is this the ARV?
