As a newbie, and very hungry for my first duplex or small multi-property rental acquisition (to be honest, it will be my 1st rental property) I’m looking for advice. If you know of bootcamps or videos I can watch, let me know. I have done wholesale deal and flips but I want to long-term passive income.

Investment Info:

Condo fix & flip investment.

Purchase price: $35,000
Cash invested: $10,000
Sale price: $61,000

This was originally was supposed to be a wholesale deal. This turned to a fix/flip because the condo associate would not allow wholesale transactions. Due to the condo being in good condition, it was best to keep the deal and move to the option of getting a hard money lender, purchasing, doing a very light rehab and placing the property on the market with a realtor.

What made you interested in investing in this type of deal?

The price and it being an easy fix/flip

This was a word of mouth contact, then and I negotiated it as a wholesale

New carpets, paint and fixtures

Recently I have seen videos that texting or mass texting to potential sellers is now illegal. Is this true? 

I’m talking to someone about purchasing undeveloped acreage in Florida. What do I need to research before the talks move to another level?

In the past I have used FB to find investors, unfortunately 95% of people that respond are not real investors or close to being investors. Does anyone have a list of qualifying questions I should ask?

Thank you for sharing Dave. Your story is my goal and it reminds me to keep my eyes on the prize. I started my career in REI in 2/13/2020 and got my 1st wholesale deal in March 2020. Since that day I knew this is the career path for me and my family. My main goal is to get away from my 9 to 5 job where my strings are being pulled to a profession that I really enjoy.
