Looking for My First Rental Property

As a newbie, and very hungry for my first duplex or small multi-property rental acquisition (to be honest, it will be my 1st rental property) I’m looking for advice. If you know of bootcamps or videos I can watch, let me know. I have done wholesale deal and flips but I want to long-term passive income.
