I'm looking for a list of property managers, that you would refer to a friend, for the Kansas City metro area. I've had an "A" rental in the past with a poor PM, which killed my profits and my searches in the forum are coming up empty.

I'm a local buy and hold investor, starting in the KC area; while I have a PM for JoCo I'd like to have references for the entire metro. Looking for coverage in:

  • West WyCo (W of 64th)
  • East WyCo (E of 64th)
  • JoCo
  • Northland
  • Independence
  • Inner-City KCMO
  • Brookside/Waldo
  • Raytown
  • Grandview
  • Lee's Summit

I know there will be some overlap and am getting to understand the "good" v "bad" areas of KC but am looking for A- to C+ properties to implement the BRRRR strategy.

Dig into and set keyword alerts for “house hacking”. BP has a few podcasts about it, with this being the most recent: https://www.biggerpockets.com/renewsblog/biggerpockets-podcast-252-house-hacking-your-deal-life-hacking-craig-curelop/ Unable to use it now, but from what I understand an FHA loan can be used up to a 4-plex as long as you intend to live in it. Use the other units rent to pay for yours and get a feel to see if this is something you really want. When you’re ready to invest again, you’ll have a good idea of what you like/don’t like and can apply an experienced strategy at that time.

@John Leavelle I put all of the rehab costs into purchase price in order utilize hard money financing. I wasn’t able to have rehab costs flow through financing. 

Good call on not being able to convert - I heard back from the city and they would not allow the change to a duplex.

I've found a SFR that needs a lot of work: foundation, water mitigation, plumbing (and this is what I can see). Keeping it as a SFR-hold doesn't make much sense but I'm considering the potential of a Duplex and wanted to hear your thoughts.
