@Caleb Heimsoth, my 12-month goal is a single transaction growing to 5 properties within the next 2-3 years and 10 in the near-term. As I get closer to the near-term goal, I'll re-evaluate the strategy to implement.

@Account Closed, thanks for the reply. I have a pretty strict guideline of what I'm looking for in a property and don't plan to throw offers at a board to see what sticks. To me, it sounds like you're saying:

  • If I expect to put 100 offers out and get 1 of them, exclusivity should be in play
  • If I expect to put 5 offers out and get 1 of them, exclusivity should not be in play

Does that sum things up accurately?

@Russell Brazil, technically, this will be my 1st deal. I understand your sentiment about volume of business and imagine brokers/realtors don't want to waste their time with leads if they aren't going anywhere. Curious, what is the standard length of time for these types of services? 90 days? End of Year?

Background: I had a rental that I recently sold, utilizing a broker/contractor to rehab and sell. I plan on still utilizing him as a contractor, and would like to as a broker, but not sure how much of a focus I am for him feeding me leads.

I'm hoping to have an open discussion about the exclusivity practice by agents, specifically for investors. I fully appreciate the argument of wanting to get paid for work completed, so I'd like to frame this more around "exclusive to deals you bring me". If an agent/broker brings me something and it fits my criteria, I will jump on it with them, of course! I don't, however, want to limit myself to one avenue of lead generation.

As a first time investor (BRRRR), I would like your input on:

  • Being exclusive with an agent
  • What to ask during agent interviews?
  • What's the better lead generation?

Still waiting for my first opportunity but my plan is to buy & hold with a refi. If I can net positive on the BRRRR then I’m willing to have close to $0 cash flow from rent. I want to increase cash while building a positive asset portfolio. I think the experience of holding v flipping is worthy, in order to have a better long term strategy.

@Jim Kilian, I've been researching these, which I believe to be Sheriff Sales (as you receive a Sheriff's Deed). What is your experience?
