@Nick C. thanks for the comment. I hear what you're saying and was thinking along similar lines..even thought of including a family photo which is not something I would do for a regular campaign.

Hi BP— 

Wondering if anyone has ever done a direct mail campaign for a primary residence? Would you structure your campaign any differently than a regular direct mail campaign, would your letter/postcards be worded differently, etc?

@Mark Allen Hope you're well! I'm just seeing this post now, but I was wondering if you could answer a couple questions..

—It sounds like you do direct mail a lot...why did you choose to send only 200 mailers instead of your usual 1000? Did you think 200 would be enough?

—Would you mind sharing what you wrote on the postcard? I have an idea of what to write when searching for an investment property, but I'm wondering if you worded your mailer differently since you were searching for a primary?

I love your strategy! Where I live the market is also hot, so relying on the MLS even for a primary residence can be frustrating.

@Cliff Harrison Congrats! Your success is inspiring. I've read a few of your past posts about using the BRRRR strategy in South KC and Grandview. I live in Grandview and I'm very familiar with the area - it's great to follow someone who is investing in my backyard. Going from buying single families to a 20 duplex portfolio in Lees Summit is a big jump. So awesome! Hope to see you around one day.

@Kim Tucker Thanks for your last post. Very helpful and informative! I've done some investing in Canada (mostly rental houses), but looking forward to learning more about how it works here in Kansas City. I plan to attend MAREI in February. Have a great day.
