Looking for advice on if it’s a good idea to lump 3 properties together under a commercial loan. Two duplexes and a 4 unit. Or leave them under their each individual mortgage?

Here I am not even 6 months into my new investing adventure.  I purchased my first duplex in Sept 18 and its going great.  Closing on my second duplex in two days, and have a handful of properties in my pipeline still. I live through networking and really enjoy doing so, buying my second duplex off the market through networking,  have a duplex behind my current one that I cold called the owners and they are wanting to sell contract for deed but we are in disagreement on price right now.  I have someone else I've met who has 6 properties that he is willing to part ways with.  I currently have him writing up all the details on all the properties and what he feels he wants for each of them, or packaging some together.  He also would be open to owner financing with $30,000 down.  He as a triplex, duplex, and 4 single family homes, one home need to be brought back to life. (not livable currently)  How do I move forward...…… or do I just slow down which I don't want to do.  I am using a home equity line for down payments currently.  I am really looking for some guidance with drawing up a contract for deed deal to approach the owners of the duplex behind mine.  I can share more details on the property if someone has some ideas.

My Cousin and I want to start building are rental property portfolio. I currently have one duplex under me and my cousin wants to join me on this journey. We are wondering if we should be setting up an LLC? We want to buy the properties together. I will be using my equity line to make down payments on properties we find and we both then want to be on the mortgage's. Looking for advice on if we should be setting up an LLC? How exactly to go about it? Referrals for someone to help us out here in central MN.

Looking for advice on HELOC's. I recently used a HELOC for a down payment on a duplex. Now I have taken an addition line out on our house and wondering what is best with using this money for purchasing another property? But the entire property with it? Use it as a down payment again? or any other ideas? My line is $156,000, rate is 5.6%.

Does anyone on here know if it is legal for me to put a lock on the thermastat in my duplex?  The stat is on the main floor and controls both levels.  The new tenants love to have the heat cranked way to hot.  Can I put a lock on it so I can set it to one temp? Or maybe put a wireless stat in the house so I can adjust as needed remotely?

I am looking into a contract for deed deal on a 2 bedroom 1 bath home.  Seller has asked what I had in mind for a down payment and monthly payment option to move foreword with buying from her.  The price of the house is $32,000. I plan on using the house as a rental property.  Current rent rates for the area are $600. Looking for advice on struction this contract for deed deal?  Down payment, monthly payment and so on.  Thank you
