Tenant was not responding or paying rent so I went by the house and the place is empty from looking through the window. Door is locked all furniture is out just misc. garbage on floor.... how do I move about moving on from the tenant and go in and remove the garbage and move on to marketing the property again?

@Richelle Smith how did they, or you guys know and decide on for sure to not do both units? My guys really seems to think both need and should be done. Also my tenants claim that maybe they have been there for like 5 months........ maybe that’s long enough to spread everywhere? Thanks

Looking into advice on how I can get my tenants to help cover the cost of getting rid of bedbugs. douglas county MN The main floor unit seems to be the only unit that has them but it sounds like my one and only option is really to have the whole house treated both the main unit and the upstairs unit as we don’t know 100% where they came from.I obviously don’t want to cover the entire cost myself any creative ways to make a pitch to my tenants? I have been paying me so much a month for so many months etc.? Thank you

How do I go about trying to collect a last months rent check of a lease? I purchased this property in April and a tenant was on a month to month lease when I took over. She put her notice in before I got her on a lease of mine but now she has moved out and has not paid her last months rent for June. She has also left a ton of items/trash/ect behind......... looking for advice.

How do you handle a tenant who owes rent and is avoiding all calls and texts. Is there some kind of letter I should send them in the mail? Thanks Aaron

I'm in the process of moving all my properties over to my LLC. All of them are under my wife and I's name and I have a local bank just fine with transferring over to the LLC!

I’m stuck. Well I think I am. Trying to find private money, and trying to find ways to approach people I know about what I have been doing in the rental investing world. I’ve bought two duplexes and a four unit since Sept. of last year. I’ve used my home equity line for down payment and conventional mortgage for the balance. Running out of my equity line and I have two potential off market duplexes coming up. Also a potential investor looking to sell his portfolio. And also a couple properties here just hitting the market both triplexes. Options, ideas, input.
