@Jane Grimm You an a cash-out refi with any of the big banks. 75% is usually the limit, but you could shop around to some of the smaller low Al banks and FCUs for a higher amount The smaller lenders that keep some loans in-house can be more flexible with their terms but, generally speaking, the big banks will have the most competitive rates.

@Amanda Mark What part of Akron are you looking? We have rentals on the West side, Highland Square, and Green township which is pretty rural. Demand is very high for all of our units

Hello All,

I’ve got a new tenant in one of our units of a duplex who has offered to mow the lawn in exchange for a discount on the rent. I have no issue with this since it would cost me more to have it professionally done.

I just want to make sure this arrangement is recorded as part of the lease in an addendum so that there is no confusion as far as what the tenant is responsible for, what the I as the landlord is responsible for, what constitutes a failure to meet the standards, and grounds for ending the arrangement an discount to the rent.

Does anyone have a sample of one such or similar addendum I could use as reference? Thank you!

. You could start recruiting around your classes, post to message boards, contact the university’s foreign student housing office, post the rooms on Furnished Finder or Hot Pads, or a number of other options. There’s also an Akron University housing group on FB. You may not be friends with your next roommates, but their money is still green and it still pays the bills.

@Jill F. I was wondering if the Akron area meetups for the year have been concluded. Given the holidays, I would not be surprised. My wife and I are out of town investor, though I am originally from Bath, and would like to grow our network.

My mom, Carol, and her boyfriend, Chet who is also our GC, are in the area and would like to attend the next meeting.

I’m considering picking up two duplexes being sold by the same seller and was wondering if I could put them both on the same mortgage as a 4-unit dwelling for the purposes of minimizing my number of residential mortgages. 

I’ve seen this happen when the buildings were on the same parcel but what if, though directly adjacent to each other, on two different addresses? 

Is this possible with a traditional agency residential loan? Would a small bank or portfolio lender consider this?
