@Austen Carroll@David Kramerand @Stuart Grazier Thank you all for your service. I medically retired out of the Army after 14yrs as EOD. I only regret that I hadn’t discovered BP earlier while I had the mobility, BAH, and was still single. Nonetheless, I’m working on closing our 2nd rental and looking forward to many more.

Austin, it sounds like you have a plan and are working it. Keep charging forward!

Welcome to the community @Inna SIn! Congratulations on getting started.

Wholesaling is a great way to build up capital but is more of a job than an investment strategy. It takes a lot of hard work to be successful.

That being said, many make a great living with wholesaling. My recommendation is to find or start your own local meet-up. It is a great way to kick start your knowledge and network base.

 Congratulations on getting started so early. Keep reading, listening to the podcast, and scouring the forums for the answers you need.  I’d recommend finding a local meet-up  to start building your network and  growing relationships with others in the community. 

 Meet-ups are also a great place to find mentors, people you’d like to emulate that have been where you want to go and done what you want to learn. Try your best to add value to what they were doing and they will be more willing to share what they’ve learned with you.

Welcome @Marcos GonzalezI agree with all of the above. Don’t forget that if you are going to be investing out of state you will more likely than not be using a property manager to market, fill, and care for your property as well. This would be a consideration when budgeting for your purchase. A PM will require at least one month’s rent up front to get your place occupied.

Welcome @Christian Riedel! Love the enthusiasm. Just as @LuAnn Leightonsaid, keep reading and studying. What TEI strategy or strategies do you want to employ; Buy and hold, wholesale, fix n' flip, BRRRR, house hack, etc? As you continue to learn, you will begin to realize what methods best suit you and your situation.

Definitely begin networking and attending your local meet-ups. This will supercharge your learning curve! Two major things to remember in the forums and at your meet-ups: 

1. Don’t be afraid to ask questions! No matter how much they may expose you as a novice. You may be asking just the question and finding the answer many here were trying to find.

2. Try your best to add value to  others. This is just sound advice in any situation, but the more you can add to other BPers, contractors, agents, etc the more they will want to share with, teach, and do business with you.

Just like @Austin Ojimgbasaid, study and pay attention! Thousands of members have already asked millions of questions here on the forums. The books, blogs, and podcast episodes are also a wealth of information.

You are right about house hacking a quad, though. It is one of the most powerful ways to kickstart your way into REI. If this is the way you want to go, I'd suggest you find an investor friendly agent in the market where you want to begin and have him/her start feeding you listings by email. In the meantime, keep socking away the funds while you learn more about BRRRR, house hacking, FHA loans, and other ways to find the best deals other than the MLS.

You can quickly find here in the forums not only an agent, but also general contractors, property managers, real estate attorneys, and so on.
