Depending on what type of investor you are. If you are a single family residents investor it is good news. If you are a developer, not so much. Basically it states that HOA's are no longer able to limit a owners ability to rent a property. @darlabutler

I figured I would share this with all you Idahoans out there. This  Idaho legislation was passed in the background while the concealed carry law was being passed, meaning it did not get much notice from anyone. anyway, it could potentially have a large effect on where we can all buying investments! read away and let me know if you have any questions! http://www.legislature.idaho.gov/legislation/2016/H0511Bookmark.htm

I figured I would bring this up, due to the fact that I've had a few individuals shy away when I present this recently. Idaho law requires that an Agency Disclosure Brochure is signed and dated upon  "first substantial business contact" when working with a realtor.  your signature on this form holds you to no legally binding agreement, all it says is that a licensee gave you a copy of the brochure. hopefully this takes a little stress of someone's shoulders who is considering buying or selling real estate in Idaho.

i had a gentleman die once. It was a sad situation, he was there for 2 weeks before anyone noticed him missing. I would agree with what Douglas Snook said. It's almost identical to what my attorney told me.

Nocking on the neighbors doors is going to be your best bet at this point.
