My experience would say never rent a mobile home. always Finance them to someone.

The best way to start is to make friends with the park managers. Find out when they're about to evict someone. Then go offer them cash for their trailer. Never pay more than $1,000- $3,000. 

After that you put a new coat of paint on it, make it look pretty, and seller finance it to someone. 

How old is it? what is the building style? When was the last time all major repairs were made? is it in  an historical district? is it currently liveable? what is the link zillow or some other website to view it on?

I would avoid calling the listing agent directly. the reason for that is the listing agent is already contract with the seller, not you. meaning that agent will have the sellers best interest in mind. By haveing your own agent they will be able to advocate on your behalf and always maintain your best interest in mind no matter what situation arises.

Look up who owns properties similar to in town. Bingo! the ones that are going to be interested or know some who is. 

@Dave Visaya yeah there are a lot of variables in this. I don't know the market there, but if we are talking in US dollars after staffing, maintenance, taxes, utilities and everything else that goes into a building of that caliber, a $170M building is most likely going to cost more then 800,000 a month to operate. 

the whole post really just doesn't make any sense.

800,000 gross income? what is the net income? is it an apartment or a hotel or what is it? is that in

Philippine peso or USD?

What is the current monthly draw for "saving for major replacements"? also how much of that $75,000 do you have to put towards this? is his owner carry contingent on a balloon payment? if so, in how many years and how much?
