What do you think about starting out with mobile homes?

I've been interested in real estate for a while now and I'm starting to take steps to getting started. Unfortunately I am still a student, although I have good credit my income doesn't allow me to qualify for any kind of loan. So I've been looking at possibly investing in mobile homes, maybe living in It for a while and then renting it out. I am from the Rexburg, Idaho area. Looking for some suggestion/tips or experience that people have had renting out mobile homes.

I have a manufactured home that I'm renting out and it looks like it's going to do really well. I put work into making sure it doesn't look like it's a manufactured home though. The prices for manufactured homes in the rexburg area are lower than sick built, its bad for flipping homes but for renting is not a bad way to start.
