Hey Ernest, Welcome to BP! The main thing I would say is make sure the numbers work for you and use your own numbers. Make sure those deals that perfectly 70% of ARV are accurate. And be conservative on all of it.

Additionally, I would recommend networking with some of the folks investing and San Antonio and a good place for that to happen is at meetups.  If you talk to a few people I'm sure you will be able to find someone who has bought from wholesaler X and can tell if it was a good experience.

I’m not really answering your question, but....

Do you protest your taxes?  The deadline to submit is today, let me know and I can look into comps for you and hopefully help you with the problem a little in the interim while you are deciding what to do with the properties.

@KeviMoni Allison maybe, as long you don’t steal my renters. Jk, I’m just glad to see more folks from San Antonio! 

Turo has a procedure on it.  I basically have all my cars set up with a lock box on the window with a key in it.  Once someone rents they have to send a picture of their drivers license and a selfie of them holding their drivers license (yes, I routinely ask strangers to send me selfies). 

Once I verify them I give them the code and they pick it up at the scheduled time. The only annoying part really is that you have to have pictures within 24 hours of the rentals or Turo won’t process damage claims.
