@Edward Liu now that is interesting. I was thinking about studios being more transient but hadn’t really thought much about quality of tenant. Thanks for sharing!

I’m looking at a 35 unit apartment building North of Kansas City. All units are studios and should each rent for around $350. All utilities are billed back to the tenants. The building is supposedly at 90% occupancy. Appears to have little if any deferred maintenance. I’m not sure it’s truly turnkey but definitely not a mess either. I’ve run some numbers on what I think it’s worth but I’m hoping someone with some more experience can give me a better ball park. Just let me know what additional information you need. Thanks!

@Michael Gravallese my thought process was regarding the property’s appraisal. I was trying to gain a more favorable value by buying the homes based on comps and then essentially repositioning them by simply switching to a commercial appraisal which would be higher.

I am a new investor in the St Joseph Missouri area. I’ve been a BP member for a few months now but have been listening to the podcasts for some time. I haven’t heard them all yet but I’m getting close. I’ve gained a ton of knowledge which I’m currently putting to use as I close in on my first deal.
