@Jim K. Great answer and insight. I agree entirely that managing a higher volume of properties turns into a job to some extent. The challenge for me is going to be figuring out how to maximize efficiency so my new “job” only takes a few hours a week.

@Jordan Moorhead for some reason it seems a lot of self managers say 50 is their cap.

@Kenneth Garrett I like single family and I’m in the process of building my portfolio now. I view single family as my foundation. I think it’s safe and reliable (at least in my Midwest market). I intend to pivot to multifamily at some point but for now I’m really enjoying the single family game. I use some technology that helps manage and I’m always working on new systems to improve my processes. I also think there’s a point where you can just have too many houses but I’m not sure where that’s at yet.

@Kenneth Garrett awesome response. Thanks for sharing. I was unaware that Buffett owned so many - very cool. I guess I now have a “magic number” that ranges from 1 is too many to 80,000!!!

I realize this is a totally subjective question but I’m going to ask it anyways. What’s the magic number for single family homes? How many is too many? How many for maximum efficiency? What’s the most you could self manage?
