There is the saying in the mobile home park community, "The second owner makes all the profit." 

It makes no sense whatsoever to dump tens of thousands of dollars into a lot that will produce $400+- gross income.

I've always taken the stance that the people who take a vocal stance against something are typically the ones most guilty of participating in such actions. Priests come to mind. State Rep Wes Goodman is another good recent example.

Unfortunately, you are probably not of legal age to enter into a contract. That doesn't mean you can't get one of your parents to help you out. You can certainly bird dog deals all day. It's a great hustle and you can really uncover some gem deals other investors miss. You just need to get out and hit the streets. Talk to people. Look for distress and opportunity. It can come in the form of something as random as an old man trying to drag a couch down his driveway by himself. My buddy saw, pulled over and asked if he needed help, then bought the house off the guy. Tenants had trashed the place and moving that couch by himself was enough to make that old man decide he was over it.

Don't do what I did when I was 14. I definitely like the way you think. Reach out to me if you have any questions and keep at it!

If she made you an offer that you were happy with, why is it an issue now that she may be making something off the deal? Why didn't you post it to Facebook? I guess she out-sharked the shark.

Buy a NNN leased small commercial property. Something like a Wienerschnitzel or small strip mall. There is a really active commercial broker on this site, but I forget his name at the moment. I bet he can find you something.

View from the deck of my house up near Lake Arrowhead - looking towards the Coachella Valley. I put it on AirBnB, but found a full time tenant and didn't want to deal with the turn over of nightly rentals.

It'll be really popular because these people are obviously enjoying themselves more than everyone else.

 There already is a website where people only show all the great things they are doing without any of the downside. It's called Facebook. LOL

So there are hook ups and you're complaining they used them? I wish all my units had hook ups. You definitely get more rent, a better quality tenant and your property will be worth slightly more than those that don't. I have a triple decker in MA with hook ups and have had a plumber over there to see if there was any way to put them in (there wasn't). We even thought about trying to do something down in the basement, but the building is so old it just wasn't possible to do anything that made financial sense.
