You need a realtor that knows how to prospect.  You have an Advanced Autoparts and a Car Wash within feet.  The only thing this street seems to be missing is a wheel/rims store, a gun store, and maybe a White Castle.  

Find a realtor that has connections with existing/new business owners.  Offer a 1-2 year break per sq ft with an expected increase there after.

Welcome to BP.  Townhome's and condos were overbuilt going into 2008 but have seemed to regain footing in most areas.  Way to turn it into an investment opportunity.

He doesn't have pictures available from his past jobs?  

I have hired a few handymen off of Craig's List in the past and each one of them had references or a website that had detailed references and they all had pictures of past work.  With that being said, of the 5 handymen I have hired, 2 did awful work and didn't complete the initial request, one did good work but wasn't punctual and the other two met or exceeded expectations.   

One of the first handymen I hired off of CL got in a fight with his own worker in front of me because the Pergo floors they installed were not tightened properly.  I pretty sure both of them had liquor for breakfast too.  

Personally, Craig's List has so many pikers that I would be afraid of hiring someone with 0 references or with the attitude he has because he will have the same attitude when you tell him the work was done improperly.  

Also, make sure he is insured and bonded.  Most CL handy people are not.
