Now that is scary and part of the reason why RE Investment has greater upside. But this get me thinking. Thanks for sharing from lawyer’s perspective.

@Darius Ogloza

Thanks you for sharing what might be the best possible Area for investing. I'm with a team of investors looking to use BRRRR strategy. We are in the middle of working on a business plan and Operation agreement. Do you have a recommendation where we might look to start in area? I'm local and still learning the Rochester market area. I could love some ideas and suggestions. I'm also open to connect with you as well.

This definitely nice numbers. I’m curious, you financed the rehab property with cash, conventional loan or hard money lender?

@Kenneth Liz

Congratulations on your first ventured into Real Estate Investment journey! I actually love the BRRRR concept. Have you read the book that recently released? What is your thought process on reading the book? If read before purchasing your first property, how has it help you?

I was reading this book Good to Great and I feel the urge to buy latest A Monograph "Turning The Flywheel". I experienced the suddenness "light rod" in my head when I believe there is a perfect marriage between BRRRR and Flywheel concept that author Jim teach. Quotes from the author "Pushing with great efforts, you get the flywheel to inch forward. You keep pushing, and with persistent effort, you get the flywheel to complete one entirely turn. You don't stop. You keep pushing. The flywheel moves a bit faster. Two turns....then four....then eight....the flywheel builds momentum.....sixteen....thirty-two....moving faster...a thousand.....ten thousand....hundred thousand. Then at some point — breakthrough! The flywheel flies forward with almost unstoppable momentum

This statement by the author get me visualizing about how this apply to BRRRR. Can we imagine for a minute if we push "flywheel momentum" in each B, R, R, R, R and with the right numbers become unstoppable?

What are your thoughts? Anyone currently experiencing this in your own business right now? What is your “push” that result in the momentum? What was your reaction when you read the quotes above? Were you able to imagine and visualizes this?
