Great question! I have had a great experience working with Housing of Choice vouchers (Section 8). In fact it was during the Pandemic that Housing of Choice is the most reliable clients. I have no problems with them and they even pay slightly above the market rate!! Most of the landlords are bias and stereotypes toward the Housing of Choice programs and their clients.

I like that you share data that give insights about Austin, Texas housing market currently the last 30 days. I’m curious, what are the feasibility and availability of the single family residential to acquire and flip in Austin? Do local flippers use word “distressed” properties or acquire property at premium price and do minor repair and flip it? What are the budget is like on average? Do specific area zip codes are currently has indicators of emerging trends where families are moving to due to affordability? Like Michael, I’m open to learning Austin housing market and see myself investing in there. I have successfully flipped a house in Rochester.

This is just my opinion- maybe you should wait. Right now, the rental markets is in tough position right now due to rent moratorium here in NYS and across America. Post-Pandemic rental business in general require us to do business differently especially how we build relationships with tenants. Flipping houses seem to be the best strategy in this current housing market conditions due to rent moratorium. Do little more research, survey the landscape of local markets, network constantly with us and others before taking the leap. I’m slowing down rentals side of my business and doing more to upping my flipping house projects. I just sold one flip house. It was put on contract quickly as soon as it hit the market.

Electricity and plumbing? There is a problems with both for just not fixed accurately or? I ask because I’m about to finish my first flip house by the end of this month. I have had work with various contractors and some come and go. What was the issue with electricity and plumbing? You also just remind me about smoke detectors and stairs handler for basement, backyard and front door steps. It easily little details can be overlooked by rookie like myself and you.

I’m trying to understand more specifically why the house won’t be purchase through conventional mortgage if buyers interested? What prevent from processing through conventional mortgage?

I don’t agree with your sentiments and I do work with families who rented my properties and client of Choice of Housing (formerly 8 Section). I plan to rent more to Choice of Housing families.
