@Christian Haley I have read this book BRRRR by author David Greene. It has been big helpful in understanding how the BRRRR strategy and methodology work. This book completely transformed the way I approach real estate business and view property. I'm still searching for my first BRRRR property.

@Jake Garrity congratulations on acquiring your first BRRRR property and it is only the beginning of your journey in your process. I'm following this.

Couple of questions-

- how did you come up with a maximum allowable offer for the property?

Do you use walk through rehab estimate tool?

Do you use rehab costs estimate tool for this project to get overall costs prior to knowing the rehab costs?

What is your timeline estimate the project expected to be completed?

- how did you come up with ARV in the area? via real estate agent? Yourself?

- how come you didn’t use private or hard money lenders to fund that initial project?

- have you read the book published by David Greene? His newest book on BRRRR investing.

- Have you communicate with the bank or mortgage loan office on refinancing a rehabbed property and the best way to proceed such as using HD 1 form and understanding the delayed financing? There are couple of things relating to refinancing where we need to be extremely careful.

My team and I still searching for our first BRRRR property since summer 2019.

I will be learning from you.
