Hi Eric. Thanks for the suggestion. Any reason for inquiring who the land lessor when purchasing a leased land property? And who is usually the lessor of the land in leased land properties? The monthly cash flow makes sense so I think it’s worth it. But since buying lease land is new to me, I just want to see if anyone have advice on the pros and cons about it. 

I am looking at a property that happens to be on leased land. I have bought and sold a couple properties in the past but I am not too familiar with properties on lease land. Any tips or advice regarding lease land such as financing it, would it be challenging to find a bank to finance lease land?

I am in the process of purchasing a place in Newport Beach as a second home and plan to Airbnb it when we are not occupying it. Just wanted to connect with other Newport Beach Airbnb people to see how it is working for them. Part of Newport prohibits Airbnb. I already checked our spot with the city and they said we just need to file a business license and a permit. They also helped checked our address to confirm it was ok for short term rental. Hope to connect with someone!
@Nina Ibrahimbegovic Being on title while your husband is the only person on the loan should affect qualification. It mIght delay escrow if you decide to make changes at this point because Wf might have to redraw docs. You should try to contact escrow about the title. It is referred to as “vesting.” I might not know the entire picture to your purchase scenario that had them suggest to not have you on there. But it shouldn’t be an issue from my experience. Let me know if that helps!

Post: Probate purchase- someone died inside the house recently

Hey BP, I have a property that I was interested in and so I asked my agent to send me info from MLS. According to MLS it's a probate sale and the owner died in the property in February of this year of natural causes. I was intending to buy to hold and possibly rent out or even flip. However, California state law requires to disclose death within 3 years so I would think it might be unattractive to prospective people to rent or buy. Any thoughts or experience on this situation?
