I buy notes, but notes without seasoning get a large discount. Other factors in play here would be the note payer's (in this case you) Credit.

It is all a risk game. the greater the risk, the steeper the discount on the note.

This is part of building your team. I found a great mortgage broker who also happens to be an investor himself. He found the programs so he could get it done himself.

He has no seasoning loans and turns and burns them for me. I am a HML and I send all my clients his way to get out of my loans as well.

feel free to shoot me a message and I will gladly share his information with you. I think he can lend in like 47 states.

Wow 60/40 in favor of the broker, yeah I don't agree there.

Here is what I think. Either 100% commish with desk fees (after all there is still the hassle of hanging the license and dealing with all those forms, issues, etc).

Or,

Something like a 70/30 split with teh BROKER taking 30, up to a set CAP. Meaning once the broker makes $X then it should move to 100% commish for the agent.

That to me is a sound practice. The broker gets their money, but doesn't rape an agent that is producing a ton.

Some communities are now passing laws stating it is illegal to rent to illegals. For me it is something about the word "ILLEGAL". Oh I know, it means NOT LEGAL. no matter how you phrase it.

You have no way to go after these people, you can not see their past, if they have torn up other buildings, they might be deported. Run away, etc.

Heck you never know, they might be in this country to do "Nepharious" things to this country. You might be harboring a terrorist.

Now, maybe if you said, if they fill out the immigration forms and become legal, that might be someway you can help.

Personally I don't touch anything illegal. To many ways to make decent money and sound investments doing so LEGALLY!

Every course has the same answer to the question you pose, "has it helped you do deals and make money?".

The answer is a question: "what have you done to start implementing it?" what actions have you taken? Knowledge, while a powerful tool and weapon, is only good if you actually USE it.

We all hear about BOOK SMARTS. Sometimes you have to get out of the book and actually do something. What have you done to start putting stuff to work JStallworth?

It is like hiking in the woods. Pick a path and start walking. You can always turn around and go back to pick another path, but you won't know what lies down the path until you choose one and actually start walking!

I actually enjoy doing a Rehab. Just something about restoring a property. While it is exciting to sell, there is something about the neighbors coming through and seeing the property when you are done. They are so happy that you have changed what was an eyesore on their block.

You are doing something positive for the community.

In some markets there are little niche areas or neighborhoods that will cashflow. For example in Chicago, it is difficult to find a deal that cashflows on the northside or suburbs, but head south or even to NW Indiana, and you can pay retail and still cashflow.

I know in the woods you can use Leaves to wipe, but you obviously didn't wipe yourself...

People will pay thousands to hear the big name GURUs try to teach them how to invest, so why not pay the small fee of a local REI club to find out how to invest where you are from people actually investing where you live?

Want to know the benefit of a local club, NETWORKING WITH OTHERS THAT ARE INVESTING.

Surrounding yourself with likeminded people that are doing. The right club won't sell you, but encourage you to move forward to set goals and to reach those goals each month.

I am biased as to which club I think it best. Remember each club is different, so if you don't like one, try another.
