If possible you could move back in making it your primary, then get the better heloc and then move out. Another option would be a cash out refinance of the whole mortgage that would get your 75% ltv.

 So no one said a thing about feds good. There not good or bad if we don't like what they are then we need need to change it, not buy taking over federal buildings and land with machine guns. Not to play the race card as a midlife white guy but if these were a black/muslim group mith assault rifles I don't think it would be viewed as it has been and I do believe it already would of been handled one way or another. As to the one rancher shot dead, this is an example of restraint. He should really count his lucky stars! And his current charges are laughable based on what he's done. Hopefully they'll actually charge him with everything he's done, you shouldn't be able to take a federal building or any building for that part with a bunch of guys with assault rifles and not spend some serious time behind bars. This is a country you can vote and protest in, your level of participation options make so many in the world envious of your freedom. you can change things proven by history over and over. If your doing a flat room you really need to do pto or vinyl, anything else on a flat roof won't last for the long term. It's more$$ but it'll last 40+ years. If you want where I just got one done last year mail me, there work was great and on budget except for what we found when we tore it off. As you read about those two options you'll read some bad info about tpo but if you really dig into it. Tpo was always good if you went white, it's when you tried other colors that problems happened. Most long term reputable roofers who know what there doing only offer white.

Ohh I guess all I can say is the bundy group should be ohh so glad I'm not in charge, I would of skipped the FBI and national guard for that matter and called in the marines, they would of been given an hour to surrender. I'd be upfront and honest you can walk out here and head to federal prison on your own charged with a long list of crimes, or you can come out feet first, you decide. This is nothing but an act of terrorism that we can't stand for. If they'd of done that in Texas it would of been bloody, but this wouldn't be happening now. And I'm a non violent liberal type, but this is so wrong on so many levels.
