This is my agent Sarita Dua google her name and you'll get her #. it won't let me post. she's really the best! And I've worked with quite a few so far

I've purchased one home from her and will use her services for my next. I brought her a good friends listing who was selling to retire, he couldn't be happier. I've brought her one of my employees who she helped find a nice little fixer. I and them couldn't be happier with her, my 2cents

Well I wouldn't say I'm seasoned, not sure when that happens?

1. I don't bring it up, other then mentioning the trials and tribulations of my current rehab. 

most friends and family will just recant all the bad things they've ever heard, I don't argue and just go with the flow

I must agree with part of what your saying compared to the clearcut photo's it's much better. But I think we should be looking at the photo's before it was all cut down if were wanting to have a point of reference as to what it was like. The baseline shouldn't be after everything was decimated but before. The ongoing struggle between individual property rights and public good.  And sadly the rain forests are being ravaged and will be regardless of our actions in little ole Oregon. It's not an either or proposition.

Techtronix  Intel  Nike are all companies that came in the 80's with Tech maybe a little earlier .. for the preceeding 150 years it was timber.   Are you anti logging and Timber harvesting.. And if we did not log and harvest timber were do you think the wood would come from to do your build jobs   LOL... it is pretty funny really.. All the tree huggers all use wood products every day of their life unless of course they have a Bidet but some how I don't think those folks may even know what one is    :)

OHH heavens where to start. I think what your missing is there chaining themselves to tree's to try and save the charm etc. of the neighborhood they live in. It's not about if there native it's the age of the trees and what they bring to the area. Most of the best and nicest areas in portland all share old tree lined streets. There just trying to keep there area nice and desirable, sometimes misguided but that's at the heart of most of it. I imagine you'd like your area to stay nice just like they do. As to the timber the history of timer in Oregon it's a shame really. Most of all the beautiful old growth forests are gone, and with them being replanted with all one type tree won't be back. You've lost something for future generations that won't return. These tree huggers, it's not that there against using wood products. they just want it managed in a sustainable way. There's really no need to cut down what's left of the old nice forests. Just because in the past it was acceptable to cut it all down not caring about a thing except profit doesn't meen it should be moving forward. The windshield of your car is bigger then the rear view mirror for a reason, we need to learn from the mistakes of the past and not keep making them. As always, just my 2 cents

Hmm maybe I'm not understanding?  If that 1180.00 is the payment and taxes and insurance then you'd be living for 280.00 a month plus utilities?If that's the case you can't live anywhere for that cheap!! If you were looking at both sides being rented you'd have positive cash flow from day one with it's sounding like zero cash down? That's unheard of in portland and I imagine almost impossible in salem as well. It also sounds like with long term renters the rent might be under market with room for modest raises after your living there and getting your feet wet. When your new having it rented makes you feel safe, one less scary thing to worry about when your getting started. I would mostly be looking at the condition and what's coming up in the way of maint. and repairs? If you don't have cash on hand those are the things to be aware of. Based on what you've shared if this was something available to me and was within 30 minutes of my home. I'd buy it right now! Buy anything with 0 cash down and positive cash flow from day one. I will tell you all the people from the midwest etc. are well intentioned but here in the Portland area your not going to be able to buy a thing using all the 2% or 1% rules etc. In this area it's just not happening.

Just my two cents, I never give more earnest money then what I can fight over in small claims court. Here in Oregon that's 5k. So far it's always been 5k earnest money with a proof of funds bank statement along with proof of the other short sale homes I've bought. It's seemed like them knowing I've waited out the short sale process before and closed has helped
