First Time Syndicating a deal

I am an experienced investor having done properties with partners and alone. I have found a deal that I am going to have to Syndicate. I've read a ton, listened to podcasts, asked syndicators, taken Gene's CCIM classes. I feel versed in the process and still would like to find someone experienced to do this with. I know several successful syndicators, I don't know that any of them have done a partnership.

My question for the forum is, what would that partnership look like? Has anyone done a one-time partnership before? How did you structure it so that it was fair for all involved?
