Good idea Brian, 

Is this the right part of the forums? Reviewing some of the posts it looks like this is mostly people looking for syndicators to invest with?

Thats exactly the kind of information I was looking for, I wanted to have something to approach partners with and that is very similar to a structure I found posted on another forum.

I am an experienced investor having done properties with partners and alone. I have found a deal that I am going to have to Syndicate. I've read a ton, listened to podcasts, asked syndicators, taken Gene's CCIM classes. I feel versed in the process and still would like to find someone experienced to do this with. I know several successful syndicators, I don't know that any of them have done a partnership.

My question for the forum is, what would that partnership look like? Has anyone done a one-time partnership before? How did you structure it so that it was fair for all involved?
