Just curious... I have been an active investor for most of my life. I managed my own properties and those of others. Now I invest passively. Just wondering what tasks of active investing does everyone enjoy? Not enjoy? Has anyone else here switched to mostly passive investing such as with syndications?

I currently have only one active property left and decided to invest solely passively. And that is after being an investor, Realtor, property manager and entrepreneur  in the real estate space for over 30 years! I wish you the best success in all you do!

Hi @Jordan Flescher, How exciting for you! I have owned many different types of investments from small multi's to a bar with several apartments on the second floor. After owning and managing a bar, I decided, that is not the career path for me. Too much stress! There are active and passive ways to invest! Currently, I do passive and only have one property I actively own and manage. I am learning that spreading investments over various types is key! Especially with the economy going a bit bi-polar. I wish you the best success!

Hello @Nathan Joy, I love seeing our younger generation entering real estate investing. I have been involved in real estate for over 30 years. First, I got licensed as an agent in 1985. Then ended up falling in love with property management. Did not purchase my first property until I was 30. Since then, I have invested in many properties including a tavern with apartments on top. I now have relinquished all of my active real estate, except one property choosing to invest passively. I cofounded a coinvesting group and invest through the club now. I wish you the best of luck!!! So excited to hear about your progress!

out of sheer curiosity how do these clubs work if you guys are investing in a loan. Do you do fractional interest in the debt instrument for club members that want to invest in a particular loan.. Or do you pool the money and make the loan in the name of the club.. then if your pooling money do you guys need some sort of SEC exemption and a PPM.. I see this club method coming up more but never really knew how you guys do it.  

I suspect this is a good way for locals who can meet then spread risk etc.. 

Every month, our investment club jumps on a video call to discuss and vet a passive real estate investment together. We look at various opportunties includling including private partnerships, private notes, real estate syndications, real estate equity funds, and secured debt funds.

Each month a new LLC is opened and any of the club members may or may not opt-in to participate in that particular offering. We created it this way so that any club member can invest with as little as $5,000 (or more if you want). Compare that to the $50,000 – $100,000 you’d otherwise need for passive real estate investments or a down payment and closing costs to buy a property yourself. All deals are optional — skip any you don’t love. Oh, and we vet each opportunity together at a meeting where we can hear about the deal and ask questions.
