When just starting out where did you get your contracts from ? Im getting close to starting a mailing campaign and im worried about having a decent contract set up to give me a out clause if needed. Since im just starting out im a little tight on funds to visit a lawyer for this.

There will be people more qualified than me to answer that for the USA. I can tell you in Tennessee it wouldn't work, you can be forced to close.
My PM clause is:
"This contract is subject to the buyers property manager being satisfied with all aspects of a physical inspection of the property(s). Should the inspection report be considered unsatisfactory to the buyer then this contract is at an end"
