solid points everyone, especially about being held liable for something so simple and helpful. Usually the systems are under warranty if the company is worth a darn, but point taken. Seems like its a NO go. Thanks for quick response.

Hey everyone, 

I wanted to know if any landlords see value in having a home security system on a rental property? Obviously the renter would have their own codes and etc, but owner holding the master codes and paying the monthly bill. Could it bring a added level of security that could raise the rent 10-20 bucks a month? I have also heard it can reduce home owners insurance by 10-20% if thats true i could pay for itself and just increase ever so slightly the cash flow. Has anyone had any experience this being the case lowering rates? The main expense would being the install which could be a couple hundred bucks and monthly ranges like 30-50 per month. Any feedback would be great.

@Will Barnard Seriously I think BP should have a banner trying to source some contributions for you. Spending 3 hours just reading and skimming through this thread has me wanting to pull my hair out!! No words that you simply have to take a hit like this and this bozo gets away scot free living in your property. Maybe a nicely loosen tire on his car on the highway might be in order! Joking, but serious your a saint for how patient you have been.

@Devan Mcclish Love this, true go getter attitude. Small question i know in florida we have to disclose we are an agent. Im guessing you do the same, but do you make any mention of this in your marketing? I have thought of adding in realtor or sales associate just to ad a small extra level of credibility knowing these people usually get tons of marketing for their homes.

Yup like everyone said, needing some way to vet the condition of the property seeing as most sellers are not the most honest or should a say realistic when it comes to how bad it might really be. Last thing you might want is to "tie up" a property and end up stuck buying or losing ED. Boots on the ground sounds like whats needed. There are people that successfully expected a virtual wholesale system. Maybe working with local wholesalers to simply splitting profits might be the best bet for you. Depending on what the cost of the leads were to you. They always want more leads and the most for their properties so it can be a win win situation plus it can help keep you out of the nuances of contracts and such. I saw quite a few FL ones on the list *wink wink* @Bruce McCray

Perhaps its time for them to move their money into anther investment. Maybe its a group of investors and its part of the strategy from jump that they have an exit plan when a certain number is reached. Perhaps some major CAPX is coming up and rather than handle that they choose to move on to the next one. Not to hard to see why someone might move on. Just try to be there for the opportunity, all you need to know is they are selling and maybe its your chance. #My2Cents
