@Emad Fawzy, Curt's company is really solid. I've known them for more than a decade. thoroughly recommend them to you. This industry is full of colourful, but not always reliable players, Craig and Curt are a safe pair of hands.

Set a specific goal now for what you need to be financially free. For example it might be $100,000 a year in passive income. Then learn how to buy one house a year, and start this year. You'll soon discover you can buy more than one a year! Then you can do whatever you choose for most of the rest of your life

Come to New Zealand, you can live at the foot of mountains like this and enjoy them everyday :-).  And you're a few minutes away from a beach!

I invest in the US FROM New Zealand so yes you can. Depending on your financial position, I would strongly recommend considering investing in NZ as well, or instead, once you are here. Lower yields but much stronger capital growth, zero vacancy and houses don't get trashed. You will create much more stable wealth and cashflow here in NZ if you have enough capital to start :-).

My guess is that the UK would be the same as NZ and Australia as our laws a re based on theirs. But you'd have to check with a banks loan document. I would be very surprised if they couldnt recall a loan early.

Find a way to buy something like a home and income or an MHU zoned house and create the money legally! Commercial is a mugs game until covid is sorted I reckon.

You're answering all your own questions! Just remember you're buying an illegal and possibly unsafe dwelling, breaking a bunch of laws, and possibly putting people at risk. Not my idea of investing!!
If the land value is more than what you're paying then buy it and bowl it. Otherwise run!
