I’m working on starting to wholesale in Minnesota. I live in Minneapolis and curious if anyone has some suggestions/tips/etc. on the process and local market.

I’ve done some preliminary research with some mutual connections I have in the Twin Cities who are investors that dk rentals and flip but don’t know any wholesalers.

Would love any advice/help and to jump on a call with anyone who wants to take the time to do so.

Thanks so much for your help!

@Matt Schafer I am going to ruffle a lot of feathers here because I am going to tell the truth and call out the BS in the realm of wholesaling.

Fact and truth is wholesaling is grossly over-complicated, for the expressed intent and reasoning of selling programs, books, mentorships and so on. This is the simple brutal truth of it.

Wholesaling all starts from 2 very simple basic principles, nothing more;

#1 ANALYSIS: this is the ability to correctly and accurately analyze at what numbers a deal is a good deal, and via what strategy. Thats it, thats all. Fact is ANY property is a good deal, at the right price/ term. Now, digging into this skill, analyzing markets of opportunity, that's a skill and art, or better said the work of it that sets aside those who make it and those who don't.

#2 LEAD GENERATION: Again, throw out 98% of the books and programs on this because if it is listed in an ABC-123 step by step handguid for everyone to do, guess what, EVERYONE IS DOING IT and that makes it not work for cr#p. Every professional marketer knows and lives by a tenant law of whats new is what works.

Now how a person does these 2 functions varies wildly, and really it's unique to the person. If you want to master these 2, study these 2, wholesaling is simply when you apply these skill to real estate for the purpose of "horse trading". And the answer to "how to I get deals" is exactly the same answer for "how do i get buyers", both are answered via the 2 skill sets above.

In the end how to become a wholesaler is answered by becoming a master of lead gen and analysis. The paperwork, lol, that's a functionary item and so not worth of needing some "guru", it's paperwork, I have done deals on a napkin before, literally, not ideal but hey it got the job done. The whole REI EDU gimmick has become such an over stated.... well gimmick. Don't get me wrong, many things to learn from this n that, I love @David Greene@Brandon Turner and the like but wayyyy to many expect it to be like buying a McDonalds franchise; just buy xyz book/program/mentorship and now count the money that rolls in, no it's not like that at all, and I call out all the "guru" programs that promise such for the snake oil salesman they are.
