Post: Side Hustle Scenario/Discussion

I’ve always been curious about this so hoping to get some community feedback. What are some side hustles that people do (non real-estate related) outside of your full time job that generates income? Hoping to give others, including myself, some potential ideas!

If you could say what you do and HOW you monetize it I’m curious. Also, what criteria do you put in place to deem it a “successful” side hustle?

An example might be you generate $100K from your full-time annually job but your goal is to make $20k annually from a side hustle in profit.

Some things I do are outlined below:

1. I am actively involved with a virtual fitness company in which I connect with businesses anywhere in the US to provide discounted fitness services to their employees. We provide the service free to the company as a perk for health & wellness and then employees can buy our virtual membership of 100’s of hours of live stream OR on-demand fitness options ranging from cycle, HIIT, barre, dance, and more!

2. I dog sit for people who are going out of town.

3. I pick up odd jobs on the app NextDoor for people who are willing to pay a premium to have something done quick and to their liking without having to pay over the moon for a company to do it.

4. I’m involved with a sports season ticket group in my area who will buy games and resell them above face value.

Hopefully this helps gives other people some ideas and feel free to reach out and message me if you have questions about any of the above side hustles I do!

Thanks so much and hope to get some good feedback on this for additional ideas!

Post: Question To Ask For Off-Market Property?

This would be my first time home purchase and I might have access to an off-market property through a family friend in Minnesota. I’ve got a call set up with the owner of the house who currently rents to tenants but wants to sell in May and seems motivated based of the brief email/text conversations we’ve had.

Does anyone have recommendations on some good question(s) to ask that might help me secure the deal or uncover more about why they’re selling, what price they’re looking to get, what’s “wrong” with the property, etc.

Any advice is appreciated - thank you!

I’m working on starting to wholesale in Minnesota. I live in Minneapolis and curious if anyone has some suggestions/tips/etc. on the process and local market.

I’ve done some preliminary research with some mutual connections I have in the Twin Cities who are investors that dk rentals and flip but don’t know any wholesalers.

Would love any advice/help and to jump on a call with anyone who wants to take the time to do so.

Thanks so much for your help!

@Corey Hawkinson totally respect it. If you’re ever free to grab coffee for 30 minutes I’d love the chance to do so over the next few weeks by the end of January. Let me know and I’ll shoot you a message!

@Corey Hawkinson still says I’m on the waitlist so not sure anything will open up. If you wind up going and get in let me know so that next time I can attend even if I’m in the waitlist.

@Corey Hawkinson thanks Corey. I think I saw one titled “BP Member Networking Meetup” from 7:00-9:00 but it says I’m on a waitlist. Not sure if I can go until I’m confirmed?

@Jordan Moorhead thanks man. Just sent you a connection request. Saw you have some property in Louisville. I went to school there so also intrigued what made you target that area as well.

I’ve looked into MeetUp also and if events align with my schedule I’m planning on going.

I’ve been doing some research and listening to BP Podcasts for the past 6ish months when I first learned about real estate investing. Currently live in Minneapolis, MN. Anyone live around here that’s open to grabbing coffee and connecting? Looking to break into the industry and want to learn as much as possible before moving forward with investment properties (long term rentals to start).

Thanks!
