Tax Delinquent List Data

Hello, Bigger Pockets community, 

My name is Evan, I am new to the forum and new to real estate investing. I've been listening to the Bigger Pockets podcast for about 9 months now. 

To give a little background about myself. For the past 2 years, I have worked as a software developer. Prior to software, I worked as a residential property manager. 

I recently became interested in wholesale real estate as my entry point to real estate investing.

I am testing different ways to find motivated sellers i.e. bandit signs, probate, and tax-delinquent lists.

I reached out to one of the counties I am interested in finding wholesale deals and they sent me their tax delinquent list. After receiving the list I realized that I didn't quite know what I was looking for/at. I am hoping the BP community might have some insight into understanding these lists or some resources I could use so I can learn more about the lists.

@Evan Chesterman,

You need to do a little work with this list.  You could just send letters to all of the addresses on there, but I think that would be wasteful.  Start looking up some of those properties.  I would bet that the addresses in there are the property addresses, which isn't necessarily the address of the owner.  You're also seeing everyone who is delinquent, but I think you're better off with people who are delinquent for a long time and/or owe a lot.  If someone's delinquent for 30 days and they owe $10, there's not a lot of motivation there.  They are probably about to get a letter, realize they forgot, and then go online and pay.

How you use this list depends on how you intend to market.  If you're into door knocking, you can just start doing that.  (I met someone recently who uses local realtors to do that.)  If you're into calling, then you probably want to skip trace the people on there and start calling.  If you're into direct mail, you might want to do a little digging to find the mailing address of the owners instead of just mailing to those addresses, though it would be simpler, of course, to just mail to those addresses.

I look at things like this as a challenge.  What are my options, and what are my resources?  What is the best way to use this information?  Am I willing to do all of this, or do I need to hire someone?
