Wholesaling properties for beginners

I’m 55 years old and recently unemployed after 25 years working. I also closed on my primary residence in late July and closed on a new primarily property in early August of las year. I’ve been reading all I can including podcast about wholesaling.

I like to obtain some real world experience doing a transaction.

This is one of those questions where you will get different opinions from different people.

My cut is, Absolutely!

Why?  It's going to be much easier to get a buyer when you already have them.  You can simply start contacting them, especially when you know it's something they're going to want - because you already know them and have already spoken to them about where they're looking for, and where.

Also, and this might even be more important at some level, you're going to be more confident making offers when you know you have more of the solution in place.  At the very beginning, I felt like I couldn't comfortably make offers if I didn't have more pieces of the puzzle in place.  So I focused on lining up buyers.

After that, my concern was not having a title company, so I got that lined up.

Now I'm good, and making offers.
