Ok, so I have a hypothetical situation that I’d like some help with. Say I’ve been driving for dollars for a while and I find a house that looks vacant. I contact the owners and find that they’re interested in selling. What do I do now? What paperwork do I need? Any direction on Th is would be great! Thanks!

@Nathan Shankles,

Since you've posted this in the wholesaling boards, I'm assuming you're planning on wholesaling.  Since you list yourself as a rental property investor, I may be wrong.  Still, I'm going with the wholesaling...

If you're stuck on this hypothetical situation, I'm assuming you have very little education on wholesaling, and as such, you have a fair bit to learn before going from hypothetical to reality. So that's my advice. Get an education on wholesaling. I recommend to start by reading. I like the book "If you can't wholesale after this... I've got nothing for you." It will give you a really solid understanding of wholesaling. I also recommend attending as many local REI meetings as you can. Find out what others in your area are doing, and start building your network.

Good luck!
