Thanks everyone for the good advice. I liked the idea of doing it myself and saving a few bucks but the time and potential for making a mistake would be a little too much for me this go round. So we decided to go with a local CPA who We trust. Thanks again for all your advice!

So my CPA last week said that he can no longer do my taxes because he no longer does extension and I can't get my tax documents to him before their internal deadline. As such, I'm left with the question - should I hire another CPA OR try my hand at doing them myself? I'm married with a W2 income, 1099 income, 2 dependents, my own home and 3 residential rental properties (2 SFRs, 1 duplex). I'd love some advice!

I've got $40k in cash and a private lender who will lend me up to $250k at 4%, amortized over 30 years, due in 5. I'm looking for small multi-family that need little or no work and that cash flow at least $150/unit. I'm looking in 5 different markets, most of them within 5 hours of where I live (Fresno, CA). I think I need a partner or a mentor or just someone to help me be accountable in this process because I want to buy our next investment property before inflation makes my $40k into 20. Help, please.

My name is Nate, my wife and I have accumulated 4 doors over the last 9 years, and want to speed things up a bit. I'm a teacher, so I work from 8-3. I've got 90 minutes per day from 3-4:30 to work on RE investing. We've got $200k+ in private money behind us and are looking to BRRRR properties. We live in Fresno, CA, want to invest locally and are looking for off market properties to buy and hold. I'm on a budget, but so far I've got a subscription to PropertyRadar and I'm looking for simple, effective and budget friendly tools for multi-line dialing, CRM and batch-skip tracing. What would you use if you were in my shoes?

Hi Samantha, I have a couple of properties in the Fresno area and I work as a teacher very near downtown in the 93706 zip code. It's pretty rough. I know of at least one investor who has done well in that zip code, but it's still pretty rough. @Jason Pritchard would be the guy to talk to

My wife and I just bought our 4th property and we'd like to pull a HELOC on one of our investment properties as backup for our reserves and access to capital for financing deals. But we don't know what banks offer HELOCs on investment properties. What banks do you know of that offer HELOCs on second properties in California?
