Questions to ask Listing Agents?

Hello BP community!

I have been looking at properties on zillow and found some interesting potentials. I would like to contact the listing agents, but before I do, what questions should I ask them about a listed property?

What qualifies these properties as "potentials", and "potential" what?

Ask them what rehab needs to be done, or if anything is missing and needs to be replaced?

How old the roof, furnace, hot water heater, windows, doors, kitchen, bath and floors?

Don't ask them about the cost of any of this...they won't know.
