Hello BP community!

I have been looking at properties on zillow and found some interesting potentials. I would like to contact the listing agents, but before I do, what questions should I ask them about a listed property?

@Uneeq Khan I would say from convincing the seller to sell lower, that gives you more wiggle room to increase your fee.

@Uneeq Khan Hi I would consult with an attorney that understand assignments, but it is being done in the State of New Jersey,  based on what I have been reading recently, it is good to be honest with the seller and end buyer of your intentions.

@Uneeq Khan in NJ the 3 option that you have that I know of are:

1. Assignment of the Contract: In your purchase agreement, make sure you have the clause and/or assigns in it. 

2. Double Closing

3. Selling the LLC

Overall, it is best to work with an investor friendly real estate attorney that knows and understands wholesaling. Many attorney's consider themselves investor friendly but no nothing about wholesaling or think its illegal which it is not!

Please help!!! I need to find an invester friendly real estate attorney that understands all aspects of wholesaling in Northern New Jersey area. I had my initial conversation with an attorney to see if I can add her to my REI team as I would like to begin wholesaling right away (specifically with assignment of contracts) and she didn't seem to like the idea of what I was trying to do. She informed me that it can be fraudulent and that my assignment fee should go to the seller and not me. Which for me I don't understand especially since I'm the one doing the work to get these properties under contract. Maybe my approach was wrong and said to much about what wholesaling is. Are there any experienced wholesalers that can give me some advice on how to approach attorney's? I just want to make sure my LLC is protected legally. What should I do and/or how do I proceed when speaking to another attorney. All advice and help is wanted!
