I have 10k to spend on my first real estate property. I don’t know much about real estate yet. I’d like to here some feedback on what you would do if you had to re-start all over again and you had 10k to invest.

So there’s this guy who bought a 400k home for 10k then fixed it up and sold for 600k for a profit of 200k. It seems pretty simple but in reality i know it’s probably not. Can someone explain how this guy most likely pulled this off? I’m new to this stuff :) (Ps he did it in less than 6 months)

Thanks I didn’t think you could but I was still curious and wanted to make sure. Thanks for the fast response, it makes sense why you couldn’t do it. I went driving for dollars for my first time today and came back with a decent list and few had those for sale signs in the yard so I’ll just take those property’s out of my list. Thanks again.

Can I wholesale a house if a realtor already has a for sale sign in the yard?

If I find a good distressed property but can’t find any comps near by, should I just start looking for another property that has comps around it instead?

Would it be beneficial to already have a cash buyers list before putting a property under contract with a seller?

What marketing strategies have worked best for experienced wholesalers?

Which books would a wholesaler recommend?
