Wholesaling a duplex (New Investors)

(New Investor) Hello, I’m meeting with an individual who would like to sell his 4 unit duplex and is currently living in one of the unit.

The individual would like to workout a contract to where he gets to stay in one of the units. And rent after the sale .

We are meeting to discuss a path to move forward. I am wholesaling the property and would like to know do I get the 3 unit under contract and sell that way or would it be better to workout an agreement and find an investor who is willing to buy all 4 unit with a tenet currently occupying one unit.

Would that be disclosed in the purchase agreement or in a later contract with the investor or both.
