@James Enyeart we see anywhere from 5-10% vacancy on ours here in town. The problem with vacancy is it assumes all products are the same, our 2 bedroom which is designed much better than our 3 bedroom and more thoroughly remodeled has lower vacancy. Is it because it's a 2 bedroom or is it because it's in a better location and looks better in online pictures. There's a lot of nuance with it!

 I agree. It's definitely a bit high. I believe these are all POHs as well. 

When you finance through national lenders, in your experience, is a balloon a common requirement for commercial loans of this nature or is it possible to get a fixed rate for 30 years? 


Yes, I've never seen a commercial loan without a balloon. Some DSCR lender may jump on here and say they do them but I don't like their terms typically.

Sometimes and investor is looking to keep their property cashflow positive as insurance and taxes have squeezed cashflow by turning units into mid-term or short-term rentals.

First off, ideally, the property will cashflow as a long-term rental should something disrupt the mid-term rental model.

You will also want to have the property be near where there would be a demand for mid-term rentals (hospitals, universities, research centers).

Monthly rents for mid-term rentals are about 20% (+/-) higher than unfurnished similar long-term rentals.

There are property managers that will manage mid-term rentals for you and I always advise my clients to use property managers to keep their investment as passive as possible and for compliance issues related to Fair Housing Laws and local regulations.

 We find that they're easily 50% above LTR here in the Austin area. I own a few and so do agents on our team.

You can use local banks and there are national lenders. I checked this out and it looks overpriced without having any other info. For almost $100k a lot you want a pretty high NOI to make sense of it, like over $300k IMO

Check out the MHU bootcamp by @Frank Rolfe!

We've worked with local banks and been able to finance the three we own without any issues.

I don't necessarily know if it's "beginner" investor friendly but you'll learn everything you need in the bootcamp which is the gold standard

We get loans with 3-7 year balloons and 25 year amortization typically
