Do you have the zoning and did the county approve the project? What is your source for utilities?

 He's probably managing it himself and doing a lot of the repairs himself too. I would apply a 45% expense ratio to something like this personally and that may even be too little if you're going to have management and maintenance help.

 Right. Self-employment is not always more freedom than a 9 to 5.
In my opinion, self-employment is not a good fit for just anyone..


 I love it but I've also figured out how to set things up in a way that I'm not always working 24/7. I did that for a few years and had to find a better way!

No, retired means you don't have to work for money. Self employed is not always more freedom that a 9-5 too.

If you don't do it right a "business" is just a job where you work all the time and don't get paid well for it.

We just filled a few vacant lots in a park we just bought and it was a lot easier than I expected!

I've heard roughly $30,000 a lot but get a long DD period and make sure you get the city to approve everything before you close!
