What is a due Diligence clause on a Wholesale contract

While making a few Cold Calls, I was watching a Max Maxwell video on a home he closed a deal on. During this video he mentioned that he had a " Due Diligence Clause" on his contracts. My immediate question is what the hedgehog is a "Due Diligence Clause". I understand that it would have to be something that includes a review of the home but what would the clause say and if activated how would that effect the deal? My last question is are there other clauses that Wholesalers have on their contracts? What kind of clauses have you seen BP fam? I would love to hear the useless ones and those that are useful. True that you don't want to be focusing on your escape clause, but you need to have it there in case the deal isn't going to work.  You may not find that out until later.
If I were a pilot, I'd be looking to be the best pilot possible, but if I'm put on a defective plane and find that out in the air, I'm going to want to have a trustworthy parachute.  :)
