Deceased owner & family member doesn’t know mortgage company

Hi everyone,

So I found a distressed property that needs help in a developing city, the owner of this property listed on the county assessors site is deceased. I got in touch with her son via phone call.

He says that he doesn’t know the mortgage company’s name, they’ve changed their name quite a few times and they are located in Utah.

I wasn’t really sure how to respond to that, I apologized to him about his parents being deceased and expressed interest in the house while letting him know that I would be making a cash offer and that if I find anything else about it that I will contact him about it (because he doesn’t have any info)

I just haven’t came across this before. Have you?

If the owner is deceased and family members don’t know the name of the mortgage company what steps should I take next?
